1 acre, Kawhmu South West of Yangon January 2015 – K1.0 M (US$ 815)
1 acre, Kawhmu South West of Yangon March 2016 – K34.48 M (US$ 27,000)*
*We now have reports that confirm even greater annual growth in land prices in Kawhmu. Plans to build new roads will accelerate prices further to even higher levels.
The township’s representative in the national Government is Daw Aung San Suu Kyi, the leader of the National League for Democracy. On 1 April 2012, she was elected to the Pyithu Hluttaw, the lower house of the national parliament. Residents and investors now consider she will be able to push through initiatives to develop this area.
The road to Kawhmu from Yangon will see a new bridge being constructed. This is scheduled for completion by 2021. Government approval has been granted. There is talk of new industrial zones and further large projects.
Kawhmu is also listed as a township approved under the World Bank’s National Community-Driven Development Project (NCDDP). The World Bank states that the project is designed to improve “access to and use of basic infrastructure and services through a people-centered approach and to enhance the [Myamnar] government’s capacity to respond promptly and effectively to an eligible crisis or emergency”.
The project paper sought the approval of the Executive Directors to provide a pre arrears clearance grant in the amount of US$80 million for the project. Now, other sources indicate the World Bank has allocated $480 million towards a wider range of projects to include more townships in Myanmar and expenditure started last November.
As new projects reach completion journey times are being cut as rapidly as land prices are rising. How long can you keep away?
